Comanche Creek Ranch is a great combination of farm ground, grass pasture and outdoor recreation opportunities. It is also very commutable to Denver.
Driving the lane back to the creek are great locations for a secluded home site along Comanche Creek which would be reminiscent of old ranch characteristics. The ranch is very unique with over 1.5 miles of Comanche Creek going through the property. No longer an active creek, it still is lined with many cottonwoods and provides great scenery and habitat for wildlife and a place to winter cattle. The ranch also includes a section of land that is very unique in northern Elbert County with bluffs and deep ravines that overlooks the West Bijou Creek Valley and provides great habitat for wildlife.
Adjacent to the east side of the ranch is over 3500 acres of designated open space through Arapahoe County Soil Conservation District.
The ranch has considerable wildlife with good populations of hunting species being deer, antelope, dove and varmints. Areas on the ranch would also be outstanding for sporting clays course or longer distance shooting.
There is approximately 470 acres of farm ground on the property that is a combination of sub-irrigated, and dry land farm ground.
There are four wells (3 stock wells and 1 domestic well) along with an additional pipeline from the domestic well that serves another stock tank. The ranch also has a state determination of deeper water rights completed.
